CIBC mortgage rates include posted rates, which CIBC publishes and uses to calculate fixed-rate penalties, and special rates below them that most borrowers are offered. What you sign at depends on term, down payment and your conversation with a CIBC mortgage advisor. See CIBC's current posted rates on CIBC's site. Below: how CIBC's mortgages work, plus Bank of Canada averages for context (not CIBC's prices).

CIBC quick facts

  • Fixed closed terms: 1, 2, 3, 4, 5, 7 or 10 years; fixed open terms of 6 months or 1 year; a 6-month closed convertible (CIBC).
  • Prepayment on fixed closed: up to 10% of the original mortgage amount each year without a charge.
  • Fixed-rate penalty: the greater of three months' interest or an IRD based on CIBC's current posted rate.
  • Variable-rate penalty: three months' interest at the CIBC Prime Rate.
  • Home equity option: the CIBC Home Power Plan, up to 80% of your home's value.
  • Related brand: Simplii Financial is a division of CIBC. See our Simplii guide.

CIBC mortgage products

CIBC's fixed lineup is wide, running from 1-year to 10-year closed terms. The 6-month convertible is a short closed term that can be converted to a longer one. Open terms let you pay off any amount at any time.

On variable mortgages, CIBC's mortgage FAQ says it doesn't raise your payment when the CIBC Prime Rate rises, except in specific cases: when deferred interest has been added to the principal at renewal, when the principal reaches a set limit, or when the amortization would exceed 40 years. That means a rate rise can shift more of each payment to interest instead of raising the payment.

The CIBC Home Power Plan bundles a mortgage and a line of credit secured by your home, up to 80% of its value, with at least 20% equity and a $10,000 minimum. As you pay down the mortgage, the line of credit increases automatically; CIBC notes that rebalancing can take up to 60 days.

Prepayments and penalties

On a fixed closed CIBC mortgage, you can prepay up to 10% of your original mortgage amount each year without a charge. CIBC's resource pages mention privileges of 10% to 20% depending on the product, so check your own mortgage terms. All CIBC mortgages are open at renewal, so you can pay down as much as you like then.

CIBC's prepayment page spells out the formula:

  • Fixed closed: the greater of three months' interest on the amount prepaid, or the IRD. For the IRD, CIBC takes your rate plus any discount you received, then compares it with CIBC's current posted rate for the comparison mortgage over the remaining term.
  • Variable closed: three months' interest on the amount prepaid, calculated at the CIBC Prime Rate.

Adding your discount back to your rate and then comparing against a posted rate means the discount works against you in the IRD. CIBC has a prepayment charge calculator for estimates.

Porting

CIBC says your mortgage may have a portability option that moves your existing term, outstanding principal and maturity date to a new property. Its FAQ adds that not all terms are portable and conditions apply, so confirm before you sell.

How to apply

Start a digital pre-qualification, fill out the online application and pre-approval form, request a call from a mortgage advisor, phone CIBC, or visit a banking centre.

Posted vs discounted rates at CIBC

The posted rate is CIBC's published reference price. Special offers sit below it. At CIBC the posted rate matters most when you break a fixed term early, because it's the comparison rate in the IRD. It also matters indirectly for the stress test: new mortgages qualify at the higher of 5.25% or the contract rate plus two points (FCAC), so the discounted rate you negotiate sets your qualifying rate.

How CIBC's posted rate compares with the chartered-bank benchmark

The Bank of Canada publishes benchmark conventional mortgage rates for 1-, 3- and 5-year terms offered by chartered banks in Canada, which include CIBC. CIBC's posted rates generally move with those benchmarks, but they're set independently, so the current figures are on CIBC's page. Over the past two years the benchmarks fell unevenly, with the 1-year falling furthest:

3-year fixed6.54%6.05%
5-year fixed6.49%6.09%

The 1-year posted benchmark fell by 1.75 points, the 3-year by about half a point and the 5-year by 0.4 points. For an IRD, the posted rate for the term closest to your remaining time is what counts, so these shifts can change a penalty quote even when your own rate hasn't moved.

Negotiating your CIBC renewal

  • Watch for the renewal package. CIBC says it arrives about 30 days before your mortgage ends, and it doesn't charge an administrative fee to renew. Starting the conversation earlier gives you more room.
  • Pay down first. Because CIBC mortgages are open at renewal, it's a natural point to put savings toward the balance.
  • Compare with averages. The Bank of Canada figures in the box above show what borrowers have recently paid across lenders.
  • Look at the full term menu. CIBC offers 1- to 10-year closed terms; the term you choose affects your future penalty exposure.
  • Consider whether you need home equity access. If so, ask how the Home Power Plan's line of credit would rebalance as you pay the mortgage down.

FAQ

How much can I prepay on a CIBC fixed-rate mortgage?

CIBC lets you prepay up to 10% of your original mortgage amount each year on a fixed closed mortgage without a prepayment charge. Other products can have different limits, so check your mortgage terms.

How does CIBC calculate the penalty on a fixed mortgage?

It is the greater of three months' interest or the interest rate differential. The IRD compares your rate plus any discount you received with CIBC's current posted rate for a comparable mortgage over the remaining term.

What is the CIBC Home Power Plan?

A bundle of a mortgage and a line of credit secured by your home, up to 80% of its value. As you pay down the mortgage, the line of credit increases automatically.

Does CIBC raise my variable payment when prime goes up?

CIBC says it generally doesn't, except when deferred interest is added at renewal, the principal hits a set limit, or the amortization would exceed 40 years.

Are the rates on this page CIBC's rates?

No. They are Bank of Canada averages across lenders. For CIBC's current rates, check CIBC's mortgage rates page.
