Terms of Use
Last updated October 11, 2026
These terms are an agreement between you and Plancier Technologies Inc. ("Dibz", "we", "us"), the company that runs the Dibz app. By creating an account or using Dibz, you agree to them. If you don't agree, please don't use Dibz.
1. Who can use Dibz
You must be at least 18 years old (or the age of majority where you live) and able to enter into a binding agreement. You're responsible for your account, for keeping your password private, and for everything done with it. Tell us right away if you think someone else is using it.
2. MLS® listing data
Listing information in Dibz comes from the MLS® System through PropTx under licence from the Toronto Regional Real Estate Board (TRREB). Dibz is operated for HighPoint Homes Realty, Brokerage, a real estate brokerage that is a member of PropTx, and the MLS® listing data is shown under its agreements with PropTx. Some of it — such as sold and leased prices, listing history and comparable sales — may only be shown to registered users.
By registering, you enter a brokerage–consumer relationship with HighPoint Homes Realty, Brokerage so it can show you that information. This costs nothing and doesn't oblige you to buy, sell or lease through it. You also confirm that:
- you have a genuine interest in buying, selling or leasing real estate of the type shown — the information provided must only be used by consumers that have a bona fide interest in the purchase, sale, or lease of real estate and may not be used for any commercial purpose or any other purpose;
- you'll use the information only for your own personal, non-commercial use;
- you won't copy, scrape, redistribute, resell or republish any of it, in whole or in part, or use it to build another product;
- you understand the information is deemed reliable but is not guaranteed accurate by PropTx, may be out of date, and should be independently verified;
- Dibz doesn't give full access to the MLS® System: it shows the listing information PropTx provides for consumer websites;
- your account and your use of this information may be monitored and may be suspended if these terms are broken.
MLS®, Multiple Listing Service® and the associated logos are certification marks owned by The Canadian Real Estate Association (CREA). REALTOR® is a trademark controlled by CREA that identifies real estate professionals who are members of CREA.
3. Estimates, AI and tools are not advice
The Dibz Value Estimate, rental estimates, AI summaries, the AI assistant, neighbourhood insights, drive times and the mortgage calculator are automated estimates to help you explore. They are not appraisals, not financial, legal, tax or mortgage advice, and not a guarantee of any price, payment or outcome. AI answers can be wrong. Always confirm important facts with a licensed professional before making a decision.
4. Agents on Dibz
Dibz is a technology platform. Agents you chat with are independent licensed real estate professionals working for their own brokerages; Dibz is not a party to any agreement between you and an agent or brokerage and isn't responsible for the services they provide. Agents are verified when they join, but you should confirm a professional's registration with RECO (reco.on.ca) before relying on them.
5. Keep conversations in Dibz
To protect everyone, conversations between clients and agents that start on Dibz stay on Dibz:
- Phone numbers, email addresses, social and messaging handles, website links and similar contact details are automatically hidden in chat messages, showing notes, names and profiles, and photos that show them (such as business cards, QR codes or screenshots) aren't sent or used as profile photos. The originals are kept so we can review misuse.
- Calls between clients and agents in the app are connected through a Dibz phone number, so the call shows the Dibz number rather than either person's own.
- Calls through Dibz are recorded and transcribed. You'll hear an announcement at the start of every call. By placing or answering a call through Dibz, you consent to it being recorded.
- Agents must not ask clients to move the conversation off Dibz, to delete their Dibz account, or to deal with them outside Dibz, or share contact details by any other means (for example in a photo). Repeated attempts may lead to removal of agent status or account suspension.
6. Acceptable use
You agree not to:
- post anything unlawful, misleading, abusive, harassing, discriminatory or that infringes someone else's rights;
- impersonate anyone or misrepresent who you are, including your licence status;
- send spam or unsolicited marketing;
- try to access accounts, data or systems you aren't allowed to, probe or test our security, or interfere with the service;
- use bots, scrapers or automated tools to collect data from Dibz.
There is no tolerance on Dibz for objectionable content or abusive behaviour. You can report a chat message (press and hold it), a person (the ⋯ menu in a chat) or a feedback post or comment, and you can block an agent from the chat menu, which stops them messaging, calling or booking with you. The Dibz team reviews reports within 24 hours, removes content that breaks these terms, and suspends or removes the people who post it.
7. Your content
You keep ownership of what you post (messages, photos, lists). You give us a licence to store, process and display it as needed to run Dibz — for example, to deliver a message to the person you sent it to, or to show a shared list to its members. You're responsible for having the right to share what you post.
8. Our content
The Dibz app, its design, code, estimates and other content (other than listing data and your content) belong to us or our licensors. You may use them only through the app, for your personal use.
9. Suspension and ending your account
You can stop using Dibz at any time and ask us to delete your account (see the Privacy Policy). We may suspend or close accounts that break these terms, that we reasonably believe put other users at risk, or where the law or our data licences require it.
10. Disclaimers
Dibz is provided "as is" and "as available". To the extent the law allows, we don't promise that it will be uninterrupted, error-free or that information in it is complete or accurate.
11. Limitation of liability
To the extent the law allows, Plancier Technologies Inc. is not liable for any indirect, incidental, special or consequential damages, or for lost profits, savings or opportunities, arising from your use of Dibz, and our total liability for any claim is limited to CA$100. Nothing in these terms limits rights you have under consumer protection law that can't be limited by agreement.
12. Changes
We may update these terms. If a change is significant, we'll tell you in the app before it takes effect. Continuing to use Dibz after that means you accept the updated terms.
13. Governing law
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. The courts of Ontario have jurisdiction over any dispute.
