Privacy Policy
Last updated October 11, 2026
This policy explains what personal information Plancier Technologies Inc. ("Dibz", "we") collects through the Dibz app and the Dibz website (dibz.ca), why, who we share it with, and the choices you have. We follow Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).
What we collect
- Account details: your name, email address, password (stored encrypted by our authentication provider), and your profile photo if you add one. If you sign in with Google, we receive your name, email and photo from Google. If you sign in with Apple, we receive your name and email from Apple (Apple can give us a private relay address instead of your real one).
- Phone number, if you add it. It's used to connect calls through the Dibz number, and it isn't displayed to agents or other users in the app (see "Who we share it with" for when we may provide it to your agent or their brokerage).
- Agent applications: brokerage, RECO registration number, areas, languages and bio.
- Your activity in Dibz: homes you view, save, compare or follow, your lists and who they're shared with, saved searches and alerts, searches you run, and places you save (for example "Work") to see drive times.
- How you browse: how long you spend on each home and how many of its photos you look at, the filters you use (such as buying, renting or sold, price, bedrooms, basement apartment), the areas you look at on the map, and the tools you use (mortgage calculator, value and rent estimates). You can turn this off (see "Your choices and rights").
- Location: your approximate or precise location if you allow it, to show homes and stats near you. You can turn this off in your phone's settings.
- Messages and photos you send in chat, showing requests, and your questions to the Dibz AI assistant.
- Notes you write about homes (My notes), whether you've toured a home, and call-back requests you send us (with the name, phone number and email you enter).
- Calls through Dibz: who called whom, when and for how long, the call recording, and an AI-generated transcript and summary.
- Device and technical information: push notification tokens, app version, crash reports and diagnostic logs, and security logs (for example blocked access attempts).
- If you use Dibz without an account: anonymous usage (which screens you open, which homes you look at, and when you're asked to join), linked only to a random ID created on your device or browser, not an advertising ID. It includes no location and nothing you type. If you then create an account or sign in, we note that once so we can count sign-ups.
How we use it
- To run Dibz: show listings and estimates, save your homes and lists, send alerts and notifications, and connect you with agents by chat and call.
- To personalize: suggest homes similar to ones you've viewed and saved ("For you").
- To keep Dibz safe: hide contact details shared in chat messages and photos, review recorded calls and flagged messages, prevent fraud and misuse, and secure accounts.
- To support our licensed data use: TRREB rules require us to register users and keep records of access to certain listing information.
- To fix problems and improve the app, using crash reports and usage statistics.
- To keep a record of which Dibz agent you were introduced to, so we can administer our agreements with agents (including referral fees) and resolve disputes about them.
- To comply with the law.
We don't sell your personal information, and we don't use it for third-party advertising.
Lead insights
From your activity over the last 90 days we work out what you seem to be looking for and how active you are: whether you're likely buying, selling, renting or investing, a rough budget and timeline, the areas and kinds of homes you look at most, and a score for how ready you seem. The agent you talk to on Dibz and Dibz administrators can see this, so your agent can help you faster. We don't use it for advertising, and we don't share it with anyone outside Dibz. You can turn it off any time in More › Account › "Share my activity with my agent". If you're in Quebec, it starts off until you turn it on.
What agents can see
When you start a conversation with an agent, that agent can see your name and profile photo, your messages, the homes and lists you share with them, homes you've viewed and saved, your alerts, the market area you chose on Home, and your questions to the Dibz AI assistant, and your lead insights (unless you've turned them off), so they can help you. Your agent may also see your email address. Your phone number isn't shown to agents in the app unless Dibz approves it; Dibz may provide your contact details to your agent or their brokerage as described below. Agents can't see your My notes; Dibz administrators can.
If you choose "Fastest reply" (any available agent), your first name, what you're looking for (buy, sell or rent), the area, your preferred language and the home you asked about are shown to all Dibz agents until one of them accepts. That agent then sees what's described above; the others don't.
The Dibz team can read your conversations with agents, including the record of calls in them (when and how long), to make sure you get help. If your agent is busy or the conversation isn't moving, the Dibz team may move your conversation to another agent: the new agent then sees the conversation so far and anything described above, the previous agent no longer does, and you'll see a note in the chat when it happens.
AI features
AI summaries, the AI assistant, "For you" suggestions, call transcripts and the check of photos sent in chat for contact details are produced with Google's Gemini API. The content needed for each task (for example your question, or a call recording) is sent to Google to process. Under Google's paid API terms, it isn't used to train Google's models. The app asks for your permission before your first question to the Dibz AI assistant is sent, and nothing is sent if you say no.
Call recordings
Calls between clients and agents placed through the Dibz number are recorded; both people hear an announcement at the start. Recordings and transcripts are stored in Canada, are available only to Dibz administrators (who sign in with two-factor authentication, and every playback is logged), and are deleted automatically after 2 years. We use them to resolve disputes, investigate misuse — such as sharing contact details to move off Dibz — and keep the service safe.
Who we share it with
We use trusted service providers who process information for us under contract, only to provide their service:
- Supabase — database, file storage and sign-in (data stored in Canada).
- Google — Gemini AI, Google sign-in, place search, and Firebase Cloud Messaging for Android notifications.
- Apple — Sign in with Apple, and notifications on iPhone.
- Expo — delivering push notifications.
- Twilio — connecting and recording phone calls (recordings are copied to our Canadian storage and deleted from Twilio), and texting the one-time codes that confirm your phone number.
- Mapbox — maps and address lookup.
- OpenStreetMap (Nominatim) — the outline of a neighbourhood or city you search for on the map: the place name you picked is sent to it from your phone.
- Sentry — crash reports.
We also share information:
- with the agent you choose to talk to, in the app, as described above;
- with your agent and their brokerage, outside the app, when they ask and it's needed to serve you or to meet their obligations — for example to arrange a showing, prepare an offer, lease or agreement, verify your identity, or keep the records a brokerage must keep under Ontario real estate law. This can include your name, phone number, email address and relevant conversation history, and is approved by a Dibz administrator;
- with other members of a list you share;
- when the law requires it, or to protect the rights and safety of our users or others.
Text messages
If you add your phone number, we text you a one-time code to confirm it's yours, only when you ask for one (one message per request). We don't send marketing texts. Message and data rates may apply. Reply STOP to opt out or HELP for help. Your mobile number and your consent to receive texts are never shared with or sold to third parties or affiliates for their marketing or promotional purposes. Details: dibz.ca/sms.
Emails
We email you about your account (for example, to confirm your email or reset your password). If you choose, we also email your alerts and reminders (new matches, price drops and showings) and Dibz news and app updates. You choose these when you sign up and can turn each one off at any time in the app under More › Emails, or with the unsubscribe link in any of these emails. We record when you turned news emails on or off.
Where it's stored
Our main database and files, including call recordings, are stored in Canada. Some of our service providers process information in other countries, mainly the United States, where it may be accessible to authorities under their laws.
How long we keep it
- Account and activity: while your account is open. When you delete your account, it closes right away and is permanently deleted 60 days later, unless you log back in and choose to keep it. After that we keep only the introduction record below and anything the law requires.
- Agent introduction record: if you talk to or work with an agent through Dibz, we keep a record of that introduction (the agent, your name, email and phone number, the homes and showings involved, requests for your contact details, and whether anyone tried to share contact details outside the app) for 24 months after your last contact with that agent, even if you delete your account. We keep it because our agreements with agents depend on it, and we use it only for that and for resolving disputes. It also keeps any message where contact details were hidden, as it was typed, together with the reply to it. It doesn't include your other messages, photos, call recordings or searches.
- Call recordings and transcripts: 2 years, then deleted automatically.
- Security logs: 90 days.
- Browsing activity used for lead insights (time on homes, photos seen, filters, map areas, tools): 12 months.
- Crash reports: as set by our crash reporting provider, generally 90 days.
How we protect it
Information is encrypted in transit and at rest. Access inside Dibz is limited to people who need it, and administrator access requires two-factor authentication and is logged. No system is perfectly secure; if a breach creates a real risk of significant harm, we'll notify you and the Privacy Commissioner of Canada as the law requires.
Your choices and rights
- Access and correct: you can see and edit most of your information in the app, and you can ask us for a copy of what we hold about you.
- Delete: you can delete your account in the app (More › Account & privacy › Delete account) or ask us to. It closes right away and is deleted 60 days later; the agent introduction record described above is kept for its 24 months.
- Withdraw consent: you can turn off lead insights in More › Account, turn off notifications and location access in your phone's settings, remove your phone number, or stop using features such as calls — some features won't work without them.
- Complain: if you're not satisfied with our answer, you can contact the Office of the Privacy Commissioner of Canada (priv.gc.ca).
To make a request, email info@plancier.com from the email address on your account. We'll answer within 30 days.
Children
Dibz is not meant for anyone under 18, and we don't knowingly collect information from them.
Changes to this policy
We'll update this policy when our practices change and tell you in the app about significant changes.
Our website (dibz.ca)
dibz.ca is Dibz in your web browser: the same service as the app, run by us under this policy. Everything above applies the same way when you use it, signed in or not.
What your browser keeps: to keep you signed in, your browser stores your sign-in session in its local storage, along with a few settings such as the theme, tips you've closed, open chat windows, and whether you've turned on desktop notifications and sounds. Desktop notifications are shown by your browser only if you allow them, and you can turn them off in your browser's settings or in More › Notifications. We don't use advertising cookies, and there are no third-party analytics or advertising trackers on dibz.ca. Usage analytics for visitors without an account is optional and you can turn it off at any time; see our Cookie Policy (dibz.ca/cookies) and Cookie settings at the bottom of every page. Maps are loaded from Mapbox and the website's font from Google Fonts; like any site your browser loads files from, they receive the usual technical information a browser sends (such as your IP address).
Without an account, we record the anonymous usage described in "What we collect", linked only to a random ID stored in your browser. Clearing your browser's data for dibz.ca removes that ID and your saved settings, and signs you out.
Early access: if you ask for early access to the app on dibz.ca/app, we collect your email address, whether you're looking to buy or rent, and whether you're on iPhone or Android. To stop abuse, we also keep a one-way hash of your IP address, never the address itself. We use this only to send you the private beta and tell you when Dibz launches, and we store it in Canada. To be removed, email info@plancier.com.
The Dibz blog (dibz.ca/blog) is plain reading: it doesn't ask for or record anything about you.
