Average rent in Toronto and the GTA (October 2026)
What rentals ask in Toronto and the GTA in October 2026, by unit type, by bedrooms and by city, from basement apartments and rooms to condos and whole houses.

The typical rental in the Greater Toronto Area asks $2,550 a month in October 2026. What you'll actually pay depends mostly on the kind of unit: a basement apartment asks a median $1,800, a one-bedroom condo $2,250, a two-bedroom condo $2,950 and a whole detached house $4,100. A single room in a shared home asks about $1,028.
These numbers come from the 14,213 homes listed for rent across Toronto, York, Peel, Durham and Halton on October 18, 2026. We use the median, the rent in the middle when every listing is lined up, because a few luxury penthouses can push an average far above what most units cost.

Rent by type of unit
The GTA rental market is really several markets. Condos make up almost half of all listings. Basement apartments are the second-largest group, and they're the cheapest way to rent a self-contained unit with its own kitchen. Renting a whole house costs the most, but often fits a family or a group of roommates.
Condo rent by number of bedrooms
For condo apartments, each step up in size adds a few hundred dollars. A den, often used as a home office or small nursery, adds about $150 a month to a one-bedroom. Moving from one bedroom to two adds about $700.
Condo apartments for rent at $800 to $30,000 a month: 235 studios, 1,496 one-bedrooms, 1,296 one-bedroom-plus-dens, 2,241 two-bedrooms and 346 with three or more bedrooms.

Rent by city
Across all rental types, Oakville ($3,000), Clarington ($2,750), Burlington ($2,825), Mississauga and Whitby ($2,700) ask the most, partly because more of their rentals are whole houses. Oshawa ($2,050), Ajax ($2,000) and Newmarket ($2,150) are the lowest.
Comparing the same unit across cities is fairer. Here are one- and two-bedroom condo apartments:
- 1 bedroom

How much can your rent go up?
Ontario caps yearly increases for most tenants who stay in the same unit. The rent increase guideline for 2027 is 1.9%, down from 2.1% in 2026. Your landlord can raise the rent only once every 12 months, and must give you written notice at least 90 days before, on the Landlord and Tenant Board's form.
Two big exceptions:
- Newer units: the guideline doesn't apply to units in new buildings, additions and most new basement apartments first lived in after November 15, 2018. Many condos in Toronto's newer towers fall under this, so the rent can rise by any amount (still once a year, with 90 days' notice). Ask about it before you sign.
- A new tenancy: when a unit turns over, the landlord and the new tenant agree on the rent. The cap only protects you once you're living there.
How to find a better rent
- Compare the same unit type. A basement apartment and a condo of the same size aren't the same product: check ceiling height, light, laundry and who pays the utilities.
- Look at the whole cost. Utilities, parking and internet can add $150–$400 a month. Condo rentals often include water and heat; houses usually don't.
- Check days on the market. A unit that's been listed for weeks has more room to negotiate than one listed yesterday.
- Know the deposit rules. In Ontario a landlord can ask for a rent deposit of no more than one month's rent (used for your last month) and a refundable key deposit. Damage deposits and pet deposits aren't allowed.
- Get alerts. Good rentals at fair prices go fast. On Dibz you can save a search and get a notification the moment a matching rental is listed.
