Clay-style Toronto street of red-brick semi-detached houses in autumn, with a wooden signpost pointing four ways and three glowing green map pins above

The best HouseSigma alternative for the Greater Toronto Area in 2026 is Dibz: a free app and website with sold and leased prices, value estimates with a range, rental filters by the part of the house you want, drive times and shared lists, all on one live MLS® map. Outside the GTA, REALTOR.ca, Zolo, Wahi and Zoocasa are the strongest options, and Condos.ca and Strata.ca are worth adding for condo research.

HouseSigma is a good app. It has years of sold history and around 55,000 ratings on the Canadian App Store. But no single app suits every search, and people look for alternatives for real reasons: a different layout, better rental tools, a way to search with a partner, or a second opinion on value. Below are ten that are active in Ontario today, what each does well, and where each falls short.

Disclosure: Dibz is our product, so we've put it first. We've been fair about everyone else: every app below was checked on October 13, 2026, ratings are dated, and we've listed our own limitations too. Features change often, so check each app before you rely on it.

Why people look for a HouseSigma alternative

We read 3,061 public App Store and Google Play reviews of HouseSigma and REALTOR.ca to see what home searchers in Canada ask for most. The top requests weren't exotic: finer filters, multiple saved searches, sold prices without hoops, a list next to the map, and better favourites.

Counts are reviews that mention each theme. One review can mention several.

Most of these are about how the app fits your search, not about the listings, because the listings themselves come from the same MLS® boards. That's good news: switching apps rarely means losing homes, and it can mean a much better search.

1. Dibz: best HouseSigma alternative for the GTA

Who it's for: anyone buying or renting in Toronto, Peel, York, Durham, Halton and nearby cities such as Hamilton, Barrie, Kitchener, Guelph and Niagara.

Dibz runs on the live TRREB MLS® feed through PropTx, so homes appear within about a minute of being listed. One switch flips the whole app between buying and renting, and the map shows what's for sale, what sold, what's for rent, what leased and which homes have open houses.

Here's what you get compared with HouseSigma:

  • Sold and leased prices on the map with a free account, beside what's for sale, plus listing history for every time an address was listed, reduced, sold or leased.
  • The Dibz Value Estimate, with a likely range and a confidence level, and a rental estimate with yield for investors.
  • Rental filters HouseSigma doesn't have: search by the part of the house you want (whole house, upper, main floor, basement, room or condo), with pets, furnished and utilities filters. Pets OK is read from the MLS® field, never guessed.
  • Drive times from every home to your saved places, such as work or family, right on the listing card.
  • Shared lists: invite a partner or roommate by link, and everyone can add and remove homes. Our guide to buying a home together shows how.
  • Discover: swipe through homes that match your search, one at a time.
  • Schools, neighbourhood insights and property lines on the map, plus search by Toronto's 158 neighbourhoods or by MLS® number.
  • Condo tools: see other units for sale in the same building and, for members, what sold there.
  • Dibz AI answers questions using live listings and sales, and every listing has a short AI summary. Free accounts get a daily question limit.
  • Alerts by push, email or both, follow a home for price and status changes, compare homes side by side and use an Ontario mortgage calculator with land transfer tax.
  • Light, dark and three more themes, and no third-party ads.

When you want help, you can message a licensed agent or book a showing in the app. Dibz is operated by HighPoint Homes Realty, Brokerage.

Honest limitations: Dibz covers Toronto, the GTA and nearby cities on the TRREB MLS® only, not B.C. or Alberta. Its sold history goes back about two years, while HouseSigma's goes back much further, so for a long price history on one address HouseSigma is still useful. The Android app is on Google Play and the iPhone app is in beta on TestFlight while it's in App Store review. Everything also works at dibz.ca in your browser.

2. REALTOR.ca: best for national coverage

REALTOR.ca is run by REALTOR.ca Canada Inc., a subsidiary of the Canadian Real Estate Association (CREA), and shows MLS® listings from boards across the country. Its apps have around 127,000 ratings on the Canadian App Store (4.6 as of October 2026), with a draw-your-boundary map, saved searches, mortgage and land transfer tax calculators and a REALTOR® directory.

Strengths: the widest coverage in Canada; a familiar, consistent app. Keep in mind: each board decides whether sold prices are shared, and REALTOR.ca does not generally show sold prices for TRREB listings. There's no home value estimate. See our full list of REALTOR.ca alternatives.

3. Zolo: national search with GTA sold history

Zolo is run by Zolo Realty, Brokerage, under licence from Questrade. Its app covers homes for sale and rent across Canada (it says 175,000+ homes), with data refreshed every 15 minutes, market trends, schools and a home value calculator that gives a range.

Strengths: national inventory; GTA sold history; price-drop and sold alerts. Keep in mind: sold history is GTA-only and needs an account with a verified email. App ratings: 4.5 on iOS (2,608 ratings) and 4.1 on Google Play. More in our Zolo alternatives guide.

4. Wahi: best for searching with a co-buyer

Wahi Realty is a Toronto brokerage with home search in Ontario, B.C., Alberta, Saskatchewan, Nova Scotia and New Brunswick. Its standout is Wahi Together, a co-buyer mode for couples. It also has an instant home estimate, school scores, AI image search and in-app showing requests.

Strengths: co-buyer matching; six provinces. Keep in mind: sold history is "in select areas" and partly behind login. See Wahi alternatives.

5. Zoocasa: long sold history

Zoocasa, owned by eXp World Holdings since 2022, lists homes across Canada and in more than 30 U.S. states. It advertises sold data back to 2003 and a home value tool called Zoopraisal, plus building details such as maintenance fees.

Strengths: long sold history; a familiar name. Keep in mind: it's a brokerage that connects buyers with its agents, and some details need sign-in. Its Google Play rating is 3.7.

6. Condos.ca: best for condo buildings

Condos.ca (a myAbode brand, brokered by Property.ca Inc.) is built around condo buildings: sales and price per square foot by building, side-by-side compare and a home value estimator. It covers the GTA, Hamilton, Kitchener-Waterloo, Metro Vancouver, Ottawa and Calgary.

Strengths: building-level depth for condo buyers. Keep in mind: it's condo-centric, and its apps are rated 2.4 on iOS and 2.3 on Google Play (October 2026). See Condos.ca alternatives.

7. Strata.ca: Toronto analytics

Strata.ca is a Toronto brokerage whose apps launched in July 2025. It focuses on Ontario condos and houses, with sold history, property values and extras like a "likelihood of multiple offers" indicator.

Strengths: detailed Toronto analytics; a 4.8 iOS rating (247 ratings). Keep in mind: Ontario only, and a small Android user base so far.

8. HonestDoor: value estimates on almost any address

HonestDoor, based in Edmonton, publishes an estimated price (the HonestDoor Price) for homes across Canada, including ones that aren't for sale, with listings and recently sold homes on its city pages.

Strengths: estimates for off-market homes nationwide. Keep in mind: full sold details need sign-in, and we didn't find mobile apps.

9. Royal LePage: a new AI-first app

Royal LePage launched a new AI-powered app in June 2026, with feed-style search, AI property summaries and a multilingual assistant. Its website covers listings across Canada and offers QuickQuote, a home value tool.

Strengths: a big national brokerage brand; new AI features. Keep in mind: the new app is young (only a handful of ratings so far), and sold data is shown "where available" after you register.

10. Redfin.ca: a familiar U.S. name in Canada

Redfin is still active in Canada. Redfin.ca shows Canadian listings from CREA's data feed, and Redfin operates as a licensed brokerage in B.C. and Ontario. Rocket Companies bought Redfin in 2025.

Strengths: a polished app (4.7 on the Canadian App Store, about 17,700 ratings). Keep in mind: we couldn't confirm sold prices or Redfin Estimates for Canadian homes, so don't count on them.

  • Bungol, once a popular Toronto sold-data site, is no longer operating; its last archived page (December 2023) said it wasn't accepting new clients.
  • Purplebricks Canada became FairSquare in 2022 and stopped taking new business in 2023.
  • Properly was sold in 2023; its home search now redirects to Pine.

Which HouseSigma alternative should you use?

  • Buying or renting in the GTA: start with Dibz. Sold prices, estimates, rental filters, drive times and shared lists are in one place, on the live TRREB MLS® feed.
  • Searching in B.C., Alberta or elsewhere in Canada: REALTOR.ca for coverage, plus Zolo, Wahi or Zoocasa where they show sold data.
  • Buying a condo: add Condos.ca or Strata.ca for building history.
  • Buying with a partner: Dibz shared lists or Wahi Together.

Many buyers keep two apps: one for coverage and one for deep local research. If you're in the GTA, Dibz is built to be the one you open every day. New to sold prices? Read how to read sold prices in the GTA, or compare the two biggest names in HouseSigma vs REALTOR.ca.

How many homes are on these apps?

Every app on this list that covers the GTA draws on the same MLS® listings. On October 13, 2026, that was 25,048 homes for sale and 13,973 homes for rent in Toronto, York, Peel, Durham and Halton, with 2,597 for-sale homes listed in the previous seven days and still on the market.

FAQ

What is the best alternative to HouseSigma?

For the Greater Toronto Area, Dibz is the best HouseSigma alternative: it's free, shows sold and leased prices with a free account, gives a value estimate with a range, and adds rental filters, drive times and shared lists. For other provinces, REALTOR.ca, Zolo, Wahi and Zoocasa are the main options.

Is there an app like HouseSigma that shows sold prices?

Yes. Dibz (GTA and nearby cities), Zolo (GTA), Zoocasa, Wahi (select areas), Condos.ca, Strata.ca and HonestDoor all show sold data. In Ontario, board rules mean you'll need a free account on any of them.

Is HouseSigma free?

Yes. HouseSigma is free, with sold prices behind a free sign-in. We didn't find a paid tier.

Why do I need to sign in to see sold prices?

MLS® boards such as TRREB only allow sold and leased prices to be shown to registered users who accept their terms. That's why HouseSigma, Dibz and the others ask you to create a free account first.

Does Dibz work outside the GTA?

Dibz covers Toronto, the GTA and nearby cities on the TRREB MLS®, including Hamilton, Barrie, Kitchener, Guelph and Niagara. It doesn't cover B.C., Alberta or the rest of Canada yet.

Is Dibz on iPhone?

The iPhone app is in beta on TestFlight while it's in App Store review: here's how to install it. The Android app is on Google Play, and the full app works in any browser at dibz.ca.
