7 best REALTOR.ca alternatives in 2026 (with sold prices)

REALTOR.ca rarely shows Toronto sold prices and has no value estimate. Compare 7 REALTOR.ca alternatives for Ontario, led by Dibz for the GTA.

The best REALTOR.ca alternative for Toronto and the GTA is Dibz, because it adds what REALTOR.ca leaves out there: sold and leased prices (with a free account), a value estimate with a range, and listing history, on a live map of every MLS® home for sale and for rent. HouseSigma, Zolo, Wahi, Zoocasa, Condos.ca and Royal LePage round out the list.

REALTOR.ca is where most Canadians start. It had 633 million visits in 2025 and shows MLS® listings from boards across the country. But if you're buying in the Greater Toronto Area, you'll quickly notice two gaps: sold prices and home values.

Disclosure: Dibz is our product, so it's first on this list. Every other service was checked on October 13, 2026, and we've noted our own limitations alongside everyone else's.

Why look beyond REALTOR.ca?

Sold prices depend on the board. On REALTOR.ca, each real estate board decides whether to share sold prices. Nova Scotia and Greater Vancouver now do. TRREB, the board for Toronto and most of the GTA, generally doesn't. When we checked REALTOR.ca's "Recently Sold" page for Toronto on October 13, 2026, it showed only 98 homes, most marked "Price Unavailable", and the ones we opened came from a different board.

No home value estimate. REALTOR.ca has good calculators (mortgage, affordability, land transfer tax), but it doesn't estimate what a home is worth.

It's a listings portal. That's its job, and it does it well. For comparing a home with what nearby homes actually sold for, you need another tool.

1. Dibz: best REALTOR.ca alternative for the GTA

Dibz shows every MLS® home for sale and for rent in Toronto, Peel, York, Durham, Halton and nearby cities like Hamilton, Barrie and Kitchener, straight from the TRREB feed through PropTx. Then it adds the research REALTOR.ca doesn't do in the GTA:

  • Sold and leased prices on the map for members (a free account), next to active listings, so you can see what similar homes actually went for.
  • Listing history for the address: every time it was listed, reduced, terminated, sold or leased.
  • The Dibz Value Estimate, with a likely range and a confidence level, plus a rental estimate and yield.
  • Price cuts on homes that have been reduced, and market temperature (buyer's, balanced or seller's market) for the area, also with a free account.
  • Drive times from each home to your saved places, schools with Dibz scores from EQAO results, and property lines on a satellite map.
  • Rentals filtered by the part of the house (whole house, upper, main floor, basement, room, condo), with pets, furnished and utilities filters.
  • Shared lists, alerts by push or email, a swipe-through Discover feed and Dibz AI for questions about a home or an area.

Like REALTOR.ca, Dibz is free, and it has no third-party ads. Dibz is operated by HighPoint Homes Realty, Brokerage, so you can message a licensed agent or book a showing whenever you're ready.

Honest limitations: Dibz only covers the TRREB MLS® area in Ontario, so it isn't a replacement for REALTOR.ca if you're searching in Ottawa, Calgary or Vancouver. Sold history goes back about two years. The Android app is on Google Play, the iPhone app is in beta on TestFlight, and the full app works in any browser at dibz.ca.

2. HouseSigma: deep sold history in three provinces

HouseSigma (HouseSigma Inc. Brokerage) covers Ontario, B.C. and Alberta, with sold prices behind a free sign-in, the SigmaEstimate value tool, school and neighbourhood scores, rental-yield calculators and a new AI chat, SigmaAI. Its iPhone app has about 55,000 ratings (4.8) on the Canadian App Store.

Best for: buyers who want a long sold history on an address. See HouseSigma alternatives and HouseSigma vs REALTOR.ca.

3. Zolo: national listings, GTA sold data

Zolo covers homes for sale and rent across Canada, refreshes data every 15 minutes, and shows sold history in the Greater Toronto Area once you verify your email. It also has a home value calculator and market trend pages.

Best for: a national app with GTA sold data. More in Zolo alternatives.

4. Wahi: built for couples

Wahi searches six provinces and has a co-buyer mode, Wahi Together, plus an instant home estimate and in-app showing requests. Sold history is available in select areas.

Best for: two people searching together, across several provinces.

5. Zoocasa: long sold records

Zoocasa, owned by eXp World Holdings, covers Canada and many U.S. states, with sold data back to 2003 and the Zoopraisal value estimate.

Best for: checking older sales.

6. Condos.ca: condo buildings in detail

Condos.ca shows condo sales, price per square foot and history by building in the GTA, Hamilton, Kitchener-Waterloo, Vancouver, Ottawa and Calgary.

Best for: condo buyers. See Condos.ca alternatives and our guide to condo vs freehold in Toronto.

7. Royal LePage: national brokerage, new AI app

Royal LePage's website lists homes across Canada and offers QuickQuote for home values. In June 2026 it launched a new AI-powered app with AI summaries and a multilingual assistant.

Best for: people who want a big national brokerage behind their search.

Which should you use?

  • In the GTA: Dibz for sold prices, values, rentals and everyday searching; keep REALTOR.ca if you also look at other provinces.
  • Elsewhere in Ontario, B.C. or Alberta: HouseSigma.
  • Across Canada: REALTOR.ca plus Zolo or Zoocasa.
  • Condos: add Condos.ca.

The GTA market by region

On October 13, 2026, there were 25,048 homes for sale and 13,973 for rent on the MLS® across the five GTA regions. Any app you choose should handle both sides well.

FAQ

Does REALTOR.ca show sold prices?

Only where the local board allows it. Nova Scotia and Greater Vancouver listings show sold prices on REALTOR.ca, but TRREB listings in Toronto and the GTA generally don't. For GTA sold prices, use an app with a TRREB data licence such as Dibz, HouseSigma or Zolo, with a free account.

What is the best site like REALTOR.ca?

For the Greater Toronto Area, Dibz: it has the same MLS® listings plus sold prices, value estimates and listing history. For other provinces, HouseSigma (Ontario, B.C., Alberta) and Zolo (national) are the closest alternatives.

Is REALTOR.ca the official MLS® website?

REALTOR.ca is run by a subsidiary of the Canadian Real Estate Association and shows MLS® listings from boards across Canada. Local boards, such as TRREB, run the MLS® systems themselves and also license their data to other sites and apps.

Does REALTOR.ca have a home value estimate?

We didn't find one. It has mortgage, affordability, land transfer tax and refinance calculators. Dibz, HouseSigma, Zolo, Wahi and Zoocasa all offer automated estimates.

Is Dibz free?

Yes. Browsing is free without an account, and a free account unlocks sold and leased prices, value estimates, listing history and Dibz AI.
