Best apps to see sold home prices in Ontario (2026)

Which apps show sold home prices in Toronto and Ontario? We compare 8, including Dibz, HouseSigma and Zolo, and explain why you need a free account to see them.

The best app to see sold home prices in Toronto and the GTA is Dibz: with a free account it shows sold and leased prices on the same map as homes for sale, with each address's listing history and a value estimate. Outside the GTA, HouseSigma is the main choice for Ontario, B.C. and Alberta, and Zolo, Zoocasa, Condos.ca, Strata.ca, Wahi and HonestDoor also show sold data in some areas.

What a house actually sold for is the most useful number in home buying. Asking prices can be set low to start a bidding war or high to leave room to negotiate; sold prices show what buyers really paid. In Ontario you can see them for free, but there are a few rules.

Disclosure: Dibz is our product. We checked every app on October 13, 2026 and note our own limitations.

Why you need an account to see sold prices

In the Toronto area, sold prices come from the MLS® run by the Toronto Regional Real Estate Board (TRREB). Since 2018, after the Competition Bureau's case against TREB ended at the Supreme Court, TRREB has let brokerages share sold data online, but only in a password-protected area for registered users who accept its terms. That's called a VOW (virtual office website).

So every app that shows GTA sold prices asks you to create a free account first. That's normal and expected, not a paywall. It also means:

  • REALTOR.ca generally doesn't show TRREB sold prices, because each board decides what it shares there.
  • Sold prices can't be shown to guests on public pages, social media or blogs, which is why you won't find any in this article either.

1. Dibz: best for GTA sold prices

On Dibz, sold homes sit right on the map next to what's for sale. Flip the market pill from For sale to Sold and choose a time window, or switch to Rent and pick Leased to see what rentals actually went for.

  • Sold and leased prices for Toronto, Peel, York, Durham, Halton and nearby cities such as Hamilton, Barrie, Kitchener and Niagara.
  • Listing history for every address: each time it was listed, reduced, terminated, relisted, sold or leased, so you can spot a home that's been on and off the market.
  • Similar homes sold on every listing, and filters for sold vs asking (over or under) and resale gain or loss.
  • Sold in this building on condo listings.
  • The Dibz Value Estimate with a likely range and a confidence level, built from recent sales, plus a rental estimate.
  • Estimate any address, even if it isn't for sale, by searching it and describing the home.
  • Market temperature: whether the area is a buyer's, balanced or seller's market, from the ratio of sales to new listings.
  • Dibz AI answers questions like "what have 3-bedroom semis sold for near here?" by looking up live listings and recent sales first.

It's all free with an account. Dibz is operated by HighPoint Homes Realty, Brokerage.

Honest limitations: Dibz's sold history goes back about two years, while HouseSigma and Zoocasa go back much further. It covers the TRREB MLS® area only. Android is on Google Play, the iPhone app is in beta on TestFlight, and the web app at dibz.ca has everything.

2. HouseSigma: the longest-running sold-data app

HouseSigma covers Ontario, B.C. and Alberta with sold prices after a free sign-in, sold comparables, market trends and SigmaEstimate. It advertises many years of sales history. Note that HouseSigma blocks TRREB sold data for real estate agent accounts, as board rules require. See HouseSigma alternatives.

3. Zolo: GTA sold history

Zolo shows sold history for the Greater Toronto Area after you verify your email, plus sold alerts. See Zolo alternatives.

4. Zoocasa: sales back to 2003

Zoocasa advertises sold data from 2003 to 2026, with some details behind sign-in, and the Zoopraisal estimate.

5. Condos.ca: sold condos by building

Condos.ca shows sold condos and price per square foot by building after sign-in. See Condos.ca alternatives.

6. Strata.ca: Toronto sold history and analytics

Strata.ca says it has more than a decade of sold history, with property values and a "likelihood of multiple offers" indicator.

7. Wahi: select areas

Wahi says it has up to 21 years of sold history in select areas, some of it behind login. See Wahi alternatives.

8. HonestDoor: national, web only

HonestDoor shows recently sold homes on its city pages, including Toronto, with full details after sign-in, plus its HonestDoor Price estimate. We didn't find mobile apps.

No longer available: Bungol, once a popular Toronto sold-data site, is no longer operating.

How to read sold prices like a pro

  1. Compare like with like: same home type, similar size, same street or building, sold in the last few months.
  2. Look at the gap between list and sold. A home that sold well over asking may have been priced low to draw offers.
  3. Check days on market. A home that sat for weeks and then sold under asking tells you something different from one that sold in four days.
  4. Watch for relists. Listing history shows when a home was terminated and relisted at a new price, which resets "days on market".
  5. Use estimates as a range, not a number. Every automated value can miss renovations and condition.

FAQ

How can I see what a house sold for in Toronto?

Create a free account on an app licensed for TRREB sold data, such as Dibz, HouseSigma or Zolo, then search the address or switch the map to sold homes. TRREB rules require sign-in, so sold prices aren't shown to guests.

Can I see sold prices on REALTOR.ca?

Only where the local board shares them, such as Nova Scotia and Greater Vancouver. REALTOR.ca generally doesn't show sold prices for TRREB listings in Toronto and the GTA.

Is there a free app to see sold house prices in Ontario?

Yes. Dibz (GTA), HouseSigma (Ontario, B.C., Alberta) and Zolo (GTA) all show sold prices free with an account.

Can I see what a rental leased for?

Yes, on Dibz: switch to Rent and choose Leased to see what similar rentals actually rented for, with a free account.

Why can't I see sold prices as a real estate agent?

TRREB's rules for consumer sold-data sites (VOWs) are for consumers, so some apps, including HouseSigma, block agent accounts from TRREB sold data. Agents use the MLS® system directly.
