Does Zillow work in Canada? 7 best Zillow alternatives (2026)
Zillow shows only some Canadian listings. Here are the 7 best Zillow alternatives in Canada, including Zestimate-style value estimates and sold prices in Ontario.

Zillow does show some Canadian homes, but only from brokerages that share their listings with it, so it misses much of the market. The closest thing to Zillow in Canada depends on where you're searching: Dibz for Toronto and the GTA (sold prices, value estimates and every MLS® listing), REALTOR.ca for the whole country, and HouseSigma for Ontario, B.C. and Alberta.
If you've moved from the U.S. or you're used to Zillow and Redfin, Canadian home search works a little differently. Listings come from local real estate boards, sold prices are often behind a free sign-in, and there isn't one national site that does everything Zillow does. Here's how to get the Zillow experience in Canada.
Disclosure: Dibz is our product. Every service below was checked on October 13, 2026, and we've been clear about our own limits.
Does Zillow work in Canada?
Partly. Zillow added its first Canadian listings in October 2018 through data-sharing deals with Canadian brokerages, starting with CENTURY 21 Canada. You can still search Toronto and other Canadian cities on Zillow today. But:
- Coverage is partial. Zillow only shows listings from brokerages that opted in, so many homes for sale are missing. Its help centre has said it doesn't have Quebec listings.
- Sold prices: when it launched in Canada, Zillow said it wouldn't show Canadian sold listings. We couldn't confirm whether that has changed.
- Zestimates for Canadian homes: we couldn't confirm that Zillow estimates Canadian homes, so don't count on one.
The reason is how Canada works. MLS® systems are run by local boards, such as the Toronto Regional Real Estate Board (TRREB), and they license their data to sites that meet their rules. Sites with that licence can show every listing in the board's area, and often sold prices to registered users.

1. Dibz: the Zillow-style experience for Toronto and the GTA
If you liked how Zillow puts everything on one map, Dibz is the closest match in the GTA. It's built on the live TRREB MLS® feed through PropTx, so it shows every home for sale and for rent in Toronto, Peel, York, Durham, Halton and nearby cities like Hamilton and Barrie, not just the ones a brokerage chose to share.
- One map, five markets: for sale, sold, for rent, leased and open houses.
- A Zestimate-style value estimate, the Dibz Value Estimate, with a likely range and a confidence level (free account), plus a rental estimate and yield.
- Estimate any address, even if it isn't for sale: search the address, describe the home, and get an estimate (free account).
- Sold and leased prices and listing history, with a free account, as board rules require.
- Schools, neighbourhoods, transit and property lines on the map, and drive times to the places you go.
- Shared lists, alerts by push or email, a Discover feed you swipe through, and Dibz AI for questions.
- An Ontario mortgage calculator with land transfer tax and first-time buyer rebates, plus current mortgage rates from the Bank of Canada.
Dibz is free with no third-party ads. It's operated by HighPoint Homes Realty, Brokerage, and you can message a licensed agent or book a showing in the app.
Honest limitations: Dibz covers the TRREB MLS® area in Ontario only. If you're moving to Vancouver, Calgary or Montreal, use REALTOR.ca or HouseSigma. The Android app is on Google Play, the iPhone app is in beta on TestFlight, and everything works in the browser at dibz.ca.
2. REALTOR.ca: Canada's national listings site
The nearest thing to a national Zillow is REALTOR.ca, run by a subsidiary of the Canadian Real Estate Association. It shows MLS® listings from boards across Canada, with a draw-your-boundary map, saved searches and calculators. Sold prices depend on the board (Nova Scotia and Greater Vancouver show them; TRREB generally doesn't), and there's no value estimate. See REALTOR.ca alternatives.
3. HouseSigma: sold prices in three provinces
HouseSigma covers Ontario, B.C. and Alberta, with sold prices after a free sign-in, the SigmaEstimate, school scores and SigmaAI chat. If Zillow's sold history was what you used most, this is the closest in those provinces. See HouseSigma alternatives.
4. Redfin.ca: the other U.S. name you know
Redfin is still active in Canada: redfin.ca shows Canadian listings from CREA's data feed, and Redfin is a licensed brokerage in B.C. and Ontario. Its Canadian app is rated 4.7 (about 17,700 ratings). We couldn't confirm sold prices or Redfin Estimates for Canadian homes.
5. Zolo: national search
Zolo lists homes for sale and rent across Canada and shows sold history in the Greater Toronto Area. See Zolo alternatives.
6. Zoocasa: Canada and the U.S.
Zoocasa, owned by eXp World Holdings, covers Canada and more than 30 U.S. states, with sold data back to 2003 and the Zoopraisal estimate. Handy if you're comparing both sides of the border.
7. HonestDoor: estimates for homes that aren't for sale
HonestDoor publishes an estimated price, the HonestDoor Price, for homes across Canada, including off-market ones. It's the closest to Zillow's "what's my home worth" for a national search, though we didn't find mobile apps.
Tips for Zillow users searching in Canada
- Expect to sign up for sold prices. In Ontario, MLS® rules restrict sold data to registered users. It's free.
- Prices are in Canadian dollars, and land transfer tax replaces most U.S.-style transfer taxes. Toronto buyers pay both provincial and municipal land transfer tax; see closing costs in Ontario.
- Mortgages work differently. Canadian mortgages usually renew every few years, and borrowers at federally regulated lenders must pass a stress test.
- New to Canada? Our guide for newcomers buying a home covers down payments, credit and rules for non-residents.
FAQ
Is there a Zillow for Canada?
There isn't one national site that does everything Zillow does. REALTOR.ca has the widest coverage. For Toronto and the GTA, Dibz is the closest match: every MLS® listing on one map, with value estimates, sold prices and listing history for members. HouseSigma does something similar for Ontario, B.C. and Alberta.
Does Zillow show Canadian homes?
Yes, but only listings from Canadian brokerages that share data with Zillow, so coverage is incomplete. Zillow added its first Canadian listings in 2018.
Is there a Zestimate for Canadian homes?
We couldn't confirm that Zillow estimates Canadian homes. Canadian equivalents include the Dibz Value Estimate (GTA), HouseSigma's SigmaEstimate, Zoocasa's Zoopraisal and the HonestDoor Price.
Does Redfin work in Canada?
Yes. Redfin.ca shows Canadian listings, and Redfin is a licensed brokerage in B.C. and Ontario.
Can I see sold prices in Canada?
In many areas, yes, after a free sign-up. In the GTA, Dibz, HouseSigma and Zolo show sold prices to registered users. REALTOR.ca shows them only where the local board allows.
