8 best Zolo alternatives for Ontario home buyers (2026)

Comparing Zolo with 8 alternatives for Ontario: Dibz, HouseSigma, REALTOR.ca, Wahi, Zoocasa, Condos.ca, Strata.ca and Redfin.ca, on sold data, estimates and rentals.

Clay-style brick semi-detached house with a porch light on, a large magnifying glass leaning against it, toggle switches and a folded map on the lawn, and two glowing green map pins

The best Zolo alternative for the Greater Toronto Area is Dibz: free, built on the live TRREB MLS® feed, with sold and leased prices, a value estimate with a range, listing history, drive times and rental filters by unit type. If you need national coverage, REALTOR.ca and HouseSigma are the obvious next stops, and Wahi, Zoocasa, Condos.ca, Strata.ca and Redfin.ca each fill a niche.

Zolo is a solid national portal. Run by Zolo Realty, Brokerage, under licence from Questrade, it lists 175,000+ homes for sale and rent across Canada and refreshes them every 15 minutes. Its sold history, though, covers the Greater Toronto Area only (the app says more markets are "coming soon"), and it needs an account with a verified email.

Disclosure: Dibz is our product. Everything below was checked on October 13, 2026, and we list our own limitations too.

What to look for in a Zolo alternative

  • Sold and leased prices in the area you're searching, not just asking prices.
  • A value estimate that shows a range, so you know how sure it is.
  • Rental tools, if you're renting: filters for the type of unit, pets and utilities.
  • Lists you can share with a partner or family.
  • Apps that feel quick, because you'll open them dozens of times a week.

1. Dibz: best Zolo alternative in the GTA

Zolo and Dibz both show GTA sold history, but Dibz is built around everyday searching in Toronto and the cities around it:

  • One map for everything: for sale, sold, for rent, leased and open houses, with a Buy | Rent switch.
  • Sold and leased prices with a free account, plus each address's listing history and price cuts.
  • The Dibz Value Estimate with a range and confidence level, and a rental estimate with yield.
  • Rentals filtered by whole house, upper, main floor, basement, room or condo, plus pets, furnished and utilities.
  • Drive times from each home to the places you go, schools with Dibz scores, property lines and Toronto's 158 neighbourhoods.
  • Shared lists, saved-search alerts by push or email, follow a home for price changes, compare homes, and an Ontario mortgage calculator with land transfer tax.
  • Dibz AI and AI listing summaries, light and dark themes, and no third-party ads.

Dibz is operated by HighPoint Homes Realty, Brokerage; you can message a licensed agent or book a showing in the app.

Honest limitations: Zolo covers all of Canada and Dibz doesn't: Dibz is for Toronto, the GTA and nearby cities on the TRREB MLS®. The Android app is on Google Play; the iPhone app is in beta on TestFlight. The web app at dibz.ca does everything the apps do.

2. HouseSigma: the biggest sold-data app

HouseSigma covers Ontario, B.C. and Alberta with sold prices (free sign-in), SigmaEstimate, school and neighbourhood scores and SigmaAI chat. It's the most-rated Canadian home search app on iOS. See HouseSigma alternatives.

3. REALTOR.ca: the national default

REALTOR.ca shows MLS® listings across Canada with a clean app, a draw-your-boundary map and calculators. It doesn't generally show TRREB sold prices and has no value estimate. See REALTOR.ca alternatives.

4. Wahi: search with a co-buyer

Wahi covers six provinces and lets two people swipe on homes together with Wahi Together. It has an instant estimate and sold data in select areas. See Wahi alternatives.

5. Zoocasa: sold data back to 2003

Zoocasa, owned by eXp World Holdings, covers Canada and many U.S. states with long sold records and Zoopraisal estimates.

6. Condos.ca: for condo buyers

Condos.ca focuses on condo buildings in six metro areas, with building-level sales and price per square foot. Its apps have low ratings (2.4 on iOS), so many people use the website. See Condos.ca alternatives.

7. Strata.ca: Toronto analytics

Strata.ca, a Toronto brokerage, offers sold history, property values and a "likelihood of multiple offers" indicator, with apps launched in July 2025.

8. Redfin.ca: still in Canada

Redfin.ca shows Canadian listings from CREA's data feed, and Redfin is a licensed brokerage in B.C. and Ontario. We couldn't confirm sold prices or estimates for Canadian homes.

If you're searching in Toronto or the GTA, try Dibz alongside Zolo for a week. Set the same saved search on both, and see which one you keep opening. If you're searching outside the GTA, stay with Zolo or add HouseSigma.

FAQ

Is Zolo free?

Yes. Zolo is free to use, and its GTA sold history needs a free account with a verified email.

Does Zolo show sold prices outside Toronto?

Zolo's app says its sold history currently covers the Greater Toronto Area, with more markets coming. For sold prices in other parts of Ontario, B.C. or Alberta, HouseSigma is the main alternative.

What's the best app like Zolo for renting?

For GTA rentals, Dibz lets you filter by the kind of unit (basement, upper, main floor, whole house, room or condo) and shows MLS® rentals on the same map as homes for sale. For non-MLS® rentals, see our Rentals.ca alternatives.

Who owns Zolo?

Zolo is operated by Zolo Realty, Brokerage, under licence from Questrade, which acquired the business around 2022.
